To study an application all lenders need to receive a fully packaged application evidencing income. Self certificate mortgages are not available.
The general documentation that is required by lenders is listed below (there are variations between lenders):
For all applicants:
- Passport copy.
- Last six months bank statements showing income being received and monthly debts being paid.
- Evidence of savings.
- Credit report in full.
- Copy of rental agreements for any buy to lets.
- NIE certificates (necessary before completion and for mortgage offer documentation to be issued)
- Nota simple (property registration document from the land registry), when available but necessary at the valuation stage.
In addition to the general requirements:
- Last P60, or country equivalent unless residing in a non tax jurisdiction.
- Employer´s reference.
- Last 3 payslips
In addition to the general requirements:
- Last 2 self assessment tax returns, unless residing in a non tax jurisdiction.
- Last 2 sets of certified accounts.
