Do I need a lawyer?
When purchasing a property it is fundamental to instruct a lawyer to ensure that your interests are protected. Your lawyer shall liaise with the vendors or their representative, obtain the relevant property documentation to enable them to carry out all necessary searches and ensure that when ownership is passed it is done so without any pending unknown debts, charges or legal issues.
What is an NIE certificate?
Your lawyer shall also assist you in obtaining your NIE certificate.
This certificate is your non resident identification number in Spain and is required for the formal mortgage offer documentation to be issued and necessary for completion of the transaction at the notary.
It also needs to be registered at the tax office for the taxes to be paid.
Do I need to be present at completion?
You can also pass power of attorney to your lawyer, it will avoid you needing to travel to Spain for the day of completion at the notary.
